Core Management Fee

InnClusive only calculates our mgmt % of the base nightly rate. No commission stacking. No surprises. Full-Service Management Fee: 20% of the base nightly rate for all bookings secured through external booking channels (e.g., Airbnb, VRBO, Booking.com). Direct Booking Advantage: 10% of the base nightly rate for bookings made directly through the InnClusive Retreats website—typically from repeat guests or direct inquiries. Owners receive a reduced management fee of just 10% on direct bookings made through InnClusive’s website or returning guest inquiries. This Direct Booking Advantage increases your net revenue by lowering fees on your most profitable reservations.

Starting at $600* Ensuring each property meets InnClusive Retreats' operational and marketing standards. Comprehensive Onboarding and Setup: - Full Property Photo & Physical Inventory - Initial Deep Cleaning - Linen Assessment & Inventory - Property Staging for Optimal Presentation - Professional Photography & Virtual Tours - Initial Dynamic Pricing Assessment & Strategy Development - Listing Construction & Optimization Across All Channels - Initial Social Media Promotion ​*Onboarding expense is determined during the initial property assessment and varies based on the property's size and current condition.

Property Maintenance & Care

In-House Services (no markup): - Discounted Maintenance Labor Rates - Monthly Maintenance Program - Routine Maintenance & Minor Repairs - 24/7 Emergency Response At No Increased Cost - Pre-Arrival Property Inspection - Professional Housekeeping (post-stay) - Pool Service (excluding chemical treatments) - External Property Upkeep - Lawn Service Third-Party Vendor Management: - 15% coordination fee is applied to the third-party invoice. - Specialized services requiring external vendors (e.g., extensive plumbing, major hvac, and major electrical ) - Vendor vetting, scheduling, oversight, and quality control of non-routine services. ​Base Budgeting​ - $300 repair approval budget​ - $500 maintenance hold back InnClusive Retreats prioritizes property longevity and operational efficiency though our partnership with Island Services. Starting at $700.00* Install and $75*/mo. Every property is equipped with our base Home Technology Package, designed to enhance operational efficiency, security, and guest satisfaction. Base Technology Package: 1- Smart Hub: Centralized control for integrated devices. 1- Smart Door Lock: Keyless entry for seamless guest access and enhanced security. 1- Wi-Fi Thermostat with Door Sensor Controls: Optimizes energy consumption by linking HVAC operation to door status. 2- Branded Smart TV Hubs with YouTube TV Package: Provides consistent, high-quality entertainment. ​ Optional Upgrades: Noise monitoring Leak detection sensors Additional Smart Locks​ Additional Thermostats Additional Door Sensors Additional Smart TV Hubs ​​​ *Final technology requirements are determined during the initial property assessment and may vary based on the property's size, unique needs and existing equipment.

Guest Paid Fees

Guests are assessed booking and other fees. - Fees are separate from listing base rate - Fees are bundled into the combined nightly rate when pushed to 3rd party booking sites (e.g., Airbnb, VRBO, Booking.com). - Fees are deducted from the total payout received from 3rd party booking sites, leaving the base rate intact.  - Reservations on our direct booking sites will show fees itemized separately.  - Fees are retained by InnClusive Retreats.  Fees are designed to cover 3rd party expenses, internal booking expenses, and comprehensive guest service programs, without impacting owner payouts.

​Other Fees & Pass Through Expenses

Most fees are guest paid and passed through to cover the expense, some fees are operations expense and itemized on owners statement.
